Flexible Financing Using Equity Across Multiple Properties
Bridge financing can help a borrower complete a real estate transaction when capital is temporarily tied up elsewhere or permanent financing is not yet available.
Cross-collateralization can provide additional flexibility by allowing one private money loan to be secured by more than one property.
Triple Crown Funding evaluates the combined equity, lien positions, property values, borrower circumstances, use of funds, and exit strategy to structure transactions that may not fit a traditional lender’s credit box.

Use Equity Where You Have It
Additional collateral can create financing options that may not be available when evaluating only one property.
Common Bridge & Cross-Collateralized Loan Scenarios
● Down payment is tied up in equity from another property
● Borrower needs to purchase before selling another property
● Subject property does not provide enough equity by itself
● Additional real estate can be pledged as collateral
● Interim financing is needed before permanent debt is available
● Borrower needs additional cash out across multiple properties
How Cross-Collateralization Works
A single property may not always have enough available equity to support the requested loan amount.
By securing the loan against two or more properties, Triple Crown Funding can evaluate the combined equity across all collateral rather than relying on only one property.
This can allow a borrower to refinance a property with limited equity, obtain more cash out, or complete a purchase without contributing as much cash at closing.
Flexible Collateral Structures
● One loan secured by multiple properties
● First position on one property and second position on another
● Combined LTV / CLTV evaluated across all collateral
● Additional collateral does not necessarily have to be owned by the borrower
● Property owner may pledge collateral when willing and properly documented
